Lead Paint? Today I had to explain the reason that lead based paint is hazardous and the importance of disclosure to my 13 year old.  Sometimes it is good to explain things in a manner that is understandable by a child. It brings it back to the basics for those of us who deal with it daily.

Trash Left and Personal Stuff  left behind in a foreclosed home? Today I had to go check on a new listing that I have that is owned by Freddie Mac. The neighborhood streets are lined with beautiful, well maintained homes that have manicured lawns and shiny clean cars in the driveway. Then we enter the drive of the asset I am responsible for that has broken brick stairs, stained garage exterior from not maintaining gutters, signs posted in windows, trashed covered deck and basement patio and a yard that was recently mowed that could have been baled had farm equipment been available.  Not typical of the neighborhood. My objective over the next couple of weeks will be to have this home be up to neighborhood standards. First step: Order a roll off dumpster for all the trash left behind.

I had an appointment to show a house today at 2:00 p.m. and the man was a no show. That is the first time I have ever had that happen. That’s okay. I had some errands to run. I have new information sheets to put out on a listing in Diggins. I upload the information sheet  to www.staples.com and within a few hours normally they are ready for pick up. I picked the information sheets up and then went to check on another listing nearby for the weekly property check. The Greater Springfield Board of Realtors has recommended that agents that have  REO’s  under contract  should remove lock boxes and signs right now due to the number of thefts occurring at REO’s.  I had one that had over $20,000 in appliances, fixtures and a whole house generator stolen. I checked my lock box to see who had been entering the property I checked today to find that I had business cards  inside from agents that had never used the lock box. So…………….how did that happen? I have a few guesses of how they could do that but not sure. I have sent a message to my asset manager to see if I can remove boxes and sign due to the problem. I have to get permission from the seller to do this.  I will go to bed tonight wondering what to do and if I am the only one who is constantly worrying about what others are doing.

Went to the Milligan’s to meet veterinarian to have Mallary’s colt castrated. Delivered materials to my grandmothers rental property to complete repairs from a tenants damage. This is the property that we discovered alligators, snapping turtles, pit bulls and tarantulas that had been left after tenant had moved. When at the property I ran into my uncle, who is also my Broker, he was cutting down a tree that was growing over the porch of the house. I stayed to help. We carried debris to the street. He said that the city of Seymour will haul it away if  left by the street. I went back to Marshfield to meet clients/ friends to show them a house, the wife had seen once, husband was viewing for the first time (not impressed). It is a possible purchase for commercial use. Then we viewed another property that they are considering for a home but it resulted in a trip to the home that we all agree is the perfect place. Both visits were due to recent heavy rains in area and buyers were curious about how the basements and yards handled the heavy rain.  When I arrived home I called about an offer that my mother ( my co-agent) had presented yesterday. During the call the listing agent and I discussed the difficulty with listing foreclosed properties due to buyer’s agents not following our instructions that are mandatory to present offers to the sellers. Issues of the week…..  I can only present offers that have buyer’s that are obtaining the correct type of financing for the property ( due to condition of property and lender requirements) and  an agent that insists that I tell her what the other offers were regarding a property she was representing a buyer on that went into multiple offers. What I realized today….. I am thankful for the agent who is more experienced than me that was kind enough to listen and then tell me how they handled those issues and that I am thankful for the clients who are realistic about the properties we view and educates themselves on each property and the current market in our area before making a decision. Oh, and lastly, I have a wonderful new person to help me with marketing!
